The seller should verify that:

• If the home is vacant, confirm that all the utilities are engaged; gas, water and power

• Pilot lights are lit

• Request that pets be out of the way

• Replace burned out light bulbs

• Test smoke alarms

• Clean or replace a/c filters

• Move items stored against foundation walls

• Unlock all doors, fences, attic accesses, breaker boxes, crawl spaces. Etc.

• Allow access to all areas and components for example remove stored items Blocking a breaker box

• Cut tree limbs away from the roofing

• Clean ashes from the fireplace

• Remove automobiles from the garage

• Attic access clear of stored items and not secured

• Equipment is accessible (water heaters, furnaces)

• Electric panels accessible

• Pets are secured.

It is easier to confirm the above items rather than have the sale delayed by a revisit of the inspector. The inspectors charge for extra trips.
